Clapham Park Estate was in need of regeneration as it lacked affordable housing. Consequently, we were appointed by the Metropolitan Thames Valley to deliver Employers Agent, Contract Administration, Clerk of Works, Party Wall Surveying, Quantity Surveying and Principal Designer services, helping to form part of the wider Clapham Park Masterplan.
This part of the Masterplan provided 201 new homes for Affordable Rent and Market Sale across three distinct precincts. One of these precincts was a new nursery facility for young children with external areas for learning, including a dipping pond, creche, sandpits, sensory rooms, meeting rooms and ancillary areas. Another precinct consisted of new homes for Affordable Rent, comprising a mix of 1, 2, and 3 bedrooms. These houses benefit from a new car park, as well as private and communal amenity space, including balconies, patios and the new Crescent Park. The third precinct was Crescent Park itself as we created lawn areas for sitting and relaxing as well as a bandstand area for live performances. Furthermore, we reused already cut-down tree trunks for seating and for preventative measures to stop vehicles, reflecting our sustainability policies.
Underpinned by strategic BIM planning, the project was developed using PRP’s smart regeneration initiative which fosters a culture of ‘design ownership’ with members of the community contributing to the design process. Therefore, we had a communications strategy that was inclusive of all stakeholders.
We were thrilled to work on this project as the Masterplan has created a vibrant neighbourhood space with safe streets, ample public and private greenspace, and modern community facilities, whilst maintaining Clapham Park’s unique personality. We offered a variety of our multi-disciplinary services to help meet Metropolitan Thames Valley, London and Lambeth’s housing requirements, with the proposal facilitating the needs of residents of all ages to create a dynamic, inclusive community.
