It is clear that extending care provision for a changing demographic and assessing existing building stock for "Fitness for Purpose" is high on the agenda for care providers in the Assisted Living Sector.

An increasing requirement to care for those with dementia brings a further dimension to accommodation requirements.

A "Whole Estate Appraisal" approach is a way for clients to maximise potential and income stream, and Pellings has developed an Options Appraisal methodology for this.

Pellings have recently been appointed by West Kent Housing Association to undertake an appraisal of their entire sheltered housing estate, which comprises in excess of 900 units.

The objectives are to:

  • Ensure that the current accommodation is "fit for purpose" and up to required modern standards.
  • Maximise the value of the Estate both in terms of capital value/unit numbers, service provision and long term rental income.
  • Create sustainable facilities.
  • Create a strategy for ongoing development of the Association's Sheltered Housing Estate.
